It is also the most apartment-heavy neighborhood in this guide. For restaurants, events and things to do, see our downtown Gainesville guide; this page is about living there.

Where it is

The city’s neighborhood layer draws downtown as about 89 acres running from West University Avenue south to Southwest Fourth Avenue, from about Southwest Fifth Street east to about Southeast Fifth Street. Main Street runs through the middle. Main Street and University Avenue divide the city’s street grid into its NW, NE, SW and SE quarters, so every street name downtown carries one of the four. Pleasant Street and Duckpond are across University Avenue to the north, and Porters is across Fourth Avenue to the southwest.

The city’s address data lists 610 addresses inside that line, 349 of them homes. Of those homes, 330 carry an apartment or unit number, so almost everyone who lives downtown lives in an apartment or condominium. Every address is in ZIP code 32601.

Historic buildings

The city’s historic preservation element (PDF) lists the Hippodrome State Theatre, 25 SE Second Place, on the city’s Local Register of Historic Places since 1984 and on the National Register. The Southeast Historic District, which the City Commission approved on March 13, 1989, begins at downtown’s east end, and a small part of it falls inside the downtown outline.

Schools

How downtown’s homes fall in Alachua County Public Schools’ attendance zones for the 2026-27 school year, with each school’s 2026 grade from the Florida Department of Education:

Level School Share of homes 2026 grade
Elementary Joseph Williams Elementary, 1245 SE Seventh Ave. (report card) 76% D (38%)
Elementary Carolyn Beatrice Parker Elementary, 1912 NW Fifth Ave. (report card) 24% B (54%)
Middle Abraham Lincoln Middle, 1001 SE 12th St. (report card) 100% A (65%)
High Eastside High, 1201 SE 43rd St. (report card) 76% C (58%)
High Gainesville High, 1900 NW 13th St. (report card) 24% B (64%)

The percentage after each grade is the share of possible points the school earned. In the district’s layers the homes zoned for Williams are also the ones zoned for Eastside. Because downtown is split, check an address on the district’s Find My School page. More in our schools guide.

Home values

The typical home value in ZIP code 32601 was $261,658 in August 2026, up 0.4% from $260,732 in August 2025, according to the Zillow Home Value Index. The index is a modeled typical value for the middle third of homes, single-family homes and condos together, not a sale price, and it covers the whole ZIP code, which reaches well beyond downtown. Zillow’s figure for the city as a whole was $295,760, down 1.2%. More in our home prices guide.

How we drew this area

This page uses the Downtown outline in the City of Gainesville’s neighborhood layer, which the city says is not an official boundary. Address counts come from the city’s address points inside it, matched to the district’s 2026-27 zone maps on Oct. 8, 2026. Store and road locations are © OpenStreetMap contributors.
